Things We See Under Arizona Mobile Homes

These aren't scare tactics — they're the real problems we find, week after week, in the crawl spaces beneath manufactured & mobile homes across the East Valley. Most start small and silent. Caught early during a routine inspection, they're a simple, affordable fix. Left alone, the same issues quietly compound into sagging floors, mold and repair bills many times larger. Here's what to watch for, and why it matters.

Six Problems We Find Again and Again

Each of these is something we've seen under real Arizona homes. We've marked how urgent each one typically is — but the only way to know what's under your home is to look.

High Priority

Settled / Sinking Piers

When a support pier sinks or tilts into Arizona's shifting soil, the beam above it loses its footing and the whole home begins to sag. This is the number-one cause of an "un-level" home — and the source of sticking doors, cracked drywall and sloping floors. The longer it goes, the more the frame is stressed.

Missing or Torn Insulation

The underbelly "belly wrap" and batt insulation keep your floors comfortable and your cooling bills in check. Once it tears — from age, moisture or a curious animal — it sags, soaks up humidity and falls away. You'll feel it as hot floors in summer and a spike in energy costs, and the exposed underbelly invites the next set of problems.

TORN VAPOR BARRIER
High Priority

Moisture & Vapor-Barrier Issues

A vapor barrier is the sealed sheet that keeps ground moisture out of your crawl space. When it's torn, missing or was never sealed, humidity rises into the wood and insulation above — feeding rot, mold and that musty smell in your floors. In Arizona it's easy to assume "it's a dry climate," but monsoon season and yard irrigation say otherwise.

ENTRY GAP

Pest Intrusion

A gap in the skirting or a tear in the underbelly is an open door for rodents and insects. Once inside, they nest in the warm insulation, chew wiring and ductwork, and leave droppings you'll never see from above. It rarely announces itself — which is exactly why it's worth checking before a small visitor becomes an expensive one.

DISCONNECTED

Disconnected or Crushed Ducts

The flexible ducts under your home carry cooled air to every room. A section that has slipped loose, been crushed by a settled pier, or torn by an animal dumps that expensive conditioned air straight into the crawl space. The result: uneven rooms, a system that runs non-stop, and higher bills — all from a fix that's usually quick once we find it.

SLACK · BROKEN
High Priority

Failed or Loose Tie-Downs

Tie-down straps and ground anchors hold your home down against wind and shifting. Over the years they loosen, rust or snap — and a slack strap does nothing at all. This is a safety issue first: in a monsoon storm, anchoring is what keeps the home where it belongs. It's also required for many insurance and reverse-mortgage certifications.
